			<content:encoded><![CDATA[<p>A friend asked me the other day and this is pretty much a direct quote, </p>
<p>&#8220;What the heck is Twitter?&#8221;</p>
<p>I had to chuckle a little bit at the question since at the time I never really thought that anyone did not know about twitter. I simply told him it was a <a href='http://www.kavanhayward.com' target='_blank'>social networking</a> website kind of like Facebook but different.</p>
<p>
 I then went on to explain how some people use it for advertising their various businesses or websites. Others use it to tell their followers about their every move in life.</p>
<p>Now the more that I think about it the more I realize that there are a lot of people in the world and a lot of them use the internet. A lot of them still do not know what <a href='http://www.kavanhayward.com' target='_blank'>Twitter</a> is. This article won&#8217;t really explain that but it may give a little insight on the ways that people use Twitter. </p>
<p>I&#8217;ve noticed that there are a few different categories of Twitter users:</p>
<p>1.	Those that are sought out by other people and followed. They are usually celebrities or VIPs. People that have something that the general public wants. A service or product or useful information. They generally have a lot of people following them but actually follow very few themselves.</p>
<p>2.	Then there are the Twitter users that follow massive amounts of people in the hopes of getting massive amounts of followers. </p>
<p>3.	And of course there are those that just use the service to follow a few friends and family to stay up to date with their daily routine</p>
<p>I realized a while ago that I fall into that second category. I had to stop and ask myself why. I&#8217;m not a celebrity, I&#8217;m a VIP in my own mind of course but to the general public who am I?</p>
<p>So how did I end up in that second category then? </p>
<p>Well a lot of you have probably seen those tweets from people claiming tens of thousands of followers in days with this or that program. I decided to try one; I won&#8217;t bother telling you which one it was unless you ask but I&#8217;ll say the program does what it claims. It gives you a lot of followers in a short amount of time. The kicker is that you have to follow a lot of people first.</p>
<p>These programs generally work like this:</p>
<p>         • You enter the name of someone who falls into category 1. The program will then follow the followers of that person and will follow their followers, etc&#8230;</p>
<p>         • You enter a keyword like &#8220;affiliate marketing&#8221; and now the program will search for people that use that keyword and will follow them, and follow their followers, etc.</p>
<p>You generally setup these programs so that anyone that follows you is automatically followed back. And anyone that you follow who doesn&#8217;t follow you back within a set time period is unfollowed. Say that five times really fast. Some programs will have a few other features but you get the basic idea. </p>
<p>Now I noticed that once you hit 2000 followers Twitter will place some restrictions on you depending on the ratio of the number of people you follow to your followers and the number of tweets you have. I believe this is a new thing and I think it&#8217;s a great idea.</p>
<p>I&#8217;ve used this program on three different Twitter accounts and all three times setup the program identically but followed different category 1 peoples and followed different keyword tweeters each time. The number of followers I got back always remained fairly constant. The difference was with the account that I actually took the time to manually enter some Tweets of things I was thinking or sites I was surfing. With that account my following grew higher.</p>
<p>I&#8217;ve noticed that your percentage of followers to your following is about 50%. So if you are following 2000 people, expect about 1000 followers back. That method of using Twitter is about as efficient as trying to have a conversation with every single person in a stadium that is filled with one hundred thousand people and then being expected to remember every ones name. It just doesn&#8217;t work. </p>
<p>Also after clicking through my Twitter followers for about an hour I realized that probably 90 percent of the people that followed me are using the same sort of program or method I am. So when I followed them their program just automatically followed me back and sent me some generic welcome message and pointed me to their website that promises me another ten thousand twitter followers in a few lousy days.</p>
<p>One other note before I go. Let’s say you now, with the methods described above, follow 20,000 people on Twitter. And let’s say you have about 20,000 followers back. If you’re advertising a website to all these people what do you suppose the click thru rate is? What do you suppose the conversion rate is for those that click to your site? Probably very low. All those all those people that are following you are most likely doing the exact same thing you are and not even reading their tweets. </p>
<p>So is it worth using twitter in your online marketing campaign? </p>
<p>Yes it is. </p>
<p>People are not going to pay much attention to you unless you have something they want. Concentrate on building your online presence, providing useful information to your potential readers and then use Twitter to influence, entertain, and guide your audience much like Jon Stewart uses the Daily Show with his audience. </p>
<p>Market yourself and build yourself online to the point where Twitter is now only a tool to give your audience a quick way to keep up to date with you.</p>

<p>First their is offline social marketing. This type of social networking always works best. Whenever you can sit with like minded people, you are marketing yourself socially. MLM marketing professionals know this method well. That’s why it has become a common practice for MLM marketers to meet offline to try to build up their down lines.</p>
<p>The problem is its hard to target an audience offline and no one can give perfect details. For example if you own a blog about dogs, pet care, and pet services going to dog shows, pet walks, and other pet events is going to be a great way to network socially. If you have a blog about music you may want to go to concerts and music events to do your networking. If you have a fashion blog going to local avon and makeup parties and other fashion events are great for social marketing. The thing is each topic in life has its own audience. Its a matter of figuring that audience out and being social with them.</p>
<p>Not every market is so easy to figure out though. Take this blog for example. Its a blog teaching others about blogging. How does one market a blog like this offline? Well honestly I reach out to bloggers! They have blogger meets where bloggers talk about the newest and best marketing methods and get to meet others who also blog. Also places like job fairs are a great place. Honestly everyone has an offline market its just a matter of figuring out who your market is.</p>
<p>Now I said earlier that offline social marketing is the hardest. The truth is its the hardest for one reason and one reason only. Your personality is everything. You see with online social marketing is easy to fake a personality however offline its not so easy. You actually have to be a likable person and a social butterfly. Others have to want you around.</p>
<p>However online social marketing has its twists and turns also. Online is both easier and harder to network socially. For example its easier for a person to glue on a smiley face and pretend to be a nice likable person even if they are really a rude crude unlikable jerk, however its much harder to find people who are genuinely interested in what you have to say. Whereas offline all you have to do is make a presence at the social events you are targeting and talk to a few people, online you have to not only talk to people but you have to convince them that out of the millions of people online, you have something original to say and something original to promote.</p>
<p>The truth and reality is that the internet is one giant advertisement after another. Because of this people have become very accustomed to seeing advertising and hearing people talk about their great new websites and website services especially in the social network realms. Now when a person online has a friend who out says “hey I have a blog” or “I have a website” they look at that friend and say “oh so you want to sell me something”. With online social marketing you have to convince them that you are not trying to sell them anything, that they will be genuinely interesting in your offers, or you must somehow give them some other reason to visit your site over all the millions that are also marketing!</p>
<p>So far I have talked a lot about the online social market known as twitter. I have told you about auto tweet services like <a href='http://www.tweetlater.com/86639-0-1-7.html' target='_blank'>Social 00MPH</a> (I highly recommend this service and will make an official post about it at some point) and I have told you how to build your following up. I also have recommended that for myspace people use the program <a href='http://www.addnewfriends.com/6209-0-1-11.html' target='_blank'>Myspace Blaster</a> to build up a following and to market their blog posts and articles (another program highly recommend I will go into full detail about sometime soon).</p>
<p>What I haven’t really talked about is your actual socializing. This is where 99% of online social marketing fails. You must be social on a social site. You must build real interaction with your friends. For example on myspace, its great if you have 10,000 followers. Its great if you play all the little myspace apps with them. However its not really productive. You want to be even more real to your clients then that. You want to email them and say &#8220;hey I noticed you were interested in blah blah blah and thought I’d drop you a line because of it. Honestly I LOVE to talk about stuff like that.&#8221;&#8230;.. etc. You get the idea.</p>
<p>You can also use little things like, visit the profiles of the people on your friends list. When your friend adds new things, comment them telling them what you think. When they add new pictures comment them and tell them which ones you like best least, etc. The more real you become to these people, the more likely they will consider you a real cyber friend, not just someone they follow/returned request of.</p>
<p>This is also true with twitter. Sure you can just use it as a news ticker for your favorite topics and you may find great success with that, but I also promise you something else. It will be a short lived success. If instead you read the tweets of those you follow and you talk back and forth with them, you get them to see you are different and not just another person marketing something. You become real and they become interested. As a blogger this is exactly what you want! This is also exactly what social networking and social marketing is all about.</p>
<p>This is the practice commonly known as branding. It does take time but as I have tried to show over and over again, you can still cheat the system and do things a lot quicker. Hopefully this little bit of information can help those out their who are misinformed about social marketing. Hopefully someone will read this and say to themselves that perhaps they can be a bit more social and a bit less marketing to make a business name for themselves.</p>
<p>Just remember unlike paid marketing, social marketing is something unique and different.</p>

Many social networking applications enjoy widespread use and best of all, they are free!  Below are 10 quick tips on how you can use popular social networking tools.</p>
<p>Twitter:</p>
<p>(1) Use Twellow to identify real estate investors in your local areas and follow each one of  them. This tool is like the Twitter Yellow Pages and categorizes Twitter users by industry. You can quickly do a search on the Real Estate category and put the name of your city in the search box.  You&#8217;ll find a lot of people I&#8217;m sure! Also, a new feature called Twellowhood also allows you to find people based on location so check that out as well.</p>
<p>(2) Use a free tool such as TweetLater to set up automatic direct message responses to all of your followers that includes a URL to your website or squeeze page.  (On a related note, be sure to turn off all email notifications on your Twitter account&#8230;unless you actually want your email inbox to be completely swamped!)</p>
<p>(3) If you&#8217;re a wholesaler, tweet about any real estate deals you&#8217;re looking to sell. Be sure to include a link to more information on the property.  I suggest using bit.ly a simple to use URL shortener because tweets can only be 140 characters long and URLs can be quite lengthy. Bit.ly is also great because it provides real time click tracking.</p>
<p>(4) Be sure to retweet &#8220;RT&#8221; other investors tweets that have useful information&#8230;this helps you build trust and credibility and will grow your followers. Here&#8217;s how it works&#8230;let&#8217;s say a local investor @BobLocalREI has a great tweet that says &#8220;Great article about how to profit with real estate in declining market &#8221;  To retweet this, you would simply tweet the following: &#8220;RT @BobLocalREI Great article about how to profit with real estate in declining market .&#8221;</p>
<p>Facebook:</p>
<p>(5) Join existing Facebook groups with real estate investors from your local area. You can do this by clicking on &#8220;Groups&#8221; and then searching groups for terms such as &#8220;Chicago real estate investors&#8221;,&#8221;Boston foreclosure investors&#8221;, or &#8220;Orange county real estate investors&#8221;  Be sure to introduce yourself to the group and post your offerings on the group&#8217;s public wall.</p>
<p>(6) Create your own Facebook group for real estate investors in your local area. Invite the members of the other groups to join your group. Encourage other wholesalers to join as well and post their deals to the group as well. Don&#8217;t make it a private group &#8211; make it open to all. Your status can be about the everyday happenings with your real estate investing, it can mention a specific deal, it can be whatever you want.  Also there are multiple tools that will integrate your Twitter and Facebook accounts which is a major time saver for those using both applications.</p>
<p>YouTube.com and other Social networking video sites:</p>
<p>(9) Search engines love video! Create videos with useful &#8220;How to&#8221; tips or information that is relevant to real estate investing (could be focused on buyers, sellers, or both).  Consider using the Annotations feature within your videos in order to highlight important points in your video.  With Annotations you can make thought bubbles, text in boxes, or links to other videos (but not to external websites).</p>
<p>Be sure that your video title and description are very well written and full of keywords that will help people find your videos. Before you get started, think about who your target audience is and make a list of a few real estate investing related topics that you can create videos for.</p>
<p>(10) Duplicating your video content is ok!  You can post the same exact video in multiple content sharing sites (use TubeMogul for free!) and get maximum exposure from the search engines.</p>
